Dear Mr. Leeds
As our construction manager you are expected to make a weekly report on progress of “Beautification” work at the Playa Del Sol.
As our President to the Board of Directors you are expected to provide a monthly executive report to the share holders on the progress of “Beautification” works and the account for the $2,600,000 of our money spent and signed away.
You are not running a dynasty inherited from your grand father or together with your friends a fraternity club.
So far you have not provided any executive summary for the $2,600,000 money you have spent and any reports of works in progress and time table for the completion of balance of the works. Even your Treasurer Mr. Andrews could not tell us how much a foot of tile and brick has cost us.
Are you embarrassed to tell us how much of our money you have wasted and SIGNED AWAY! What is the reason for this withhold?
If you continue to withhold information and do not provide a clear answer, I will have no other choice other than employing a State Certified appraiser to tell us the cost of the works you have done so far and how much of our $2,600,000 is left.
Records you provided shows over $204,390 was used to take our planters loaded with mature exotic plants and replace them with new planters and in the process all the old beautiful plants were destroyed.
What kind of crazy people spend the hard earned money of their neighbor to destroy the beautiful mature plants? Why did you change the planters and made them ugly ?
The record you have provided so far shows over $122,810 was used for Remodeling of the pool.
We only see the pool retiled!!
You did not have the 186 votes of condo owners authorizing you to begin any work of remodeling at the Playa Del Sol. You only had 132 votes as you stated.
You have not completed the job you started with our $2,600,000. The only work is done is some tile and brick work. For this minimal work you are incapable of giving account of cost per square foot. But yet you have the audacity of passing a budget in a Board with no quorum for “New Roof”, “Generator” and “New Carpet” with NO CLEAR descriptions and specifications.
You have removed all dignity and integrities from the Board of Directors of Playa Del Sol by editing the minutes of Board meetings. This was demonstrated by on of the Board member in the last Board meeting dated 1/16/2007.
A condo owner Mr. Felson has claimed an accident in the exercise room. A Board of Director Member Mr. La Marr is representing Mr. Felson in the $2,000,000 Law Suit against the Playa Del Sol Condominium Association & its Inurance. There are chatters that you President of our condo Board of Directors are romantically involved with Mr. Felson’s in-law. Where is your boundary of ETHIC? Where do you stop?
I have no choice other than reporting this to the authorities for investigations.
The document you made available shows the new roof contract amount of $672,938, we also have over $200,000 in cash reserve for the roof. Where did the inflated $770,000 dollars amount come from? Where did the reserve money go? Did it disappear? Why you signed Roof Contract on October 10, 2006 prior to Board of Directors meetings of 11/22/2006? Are you running a FRATERNITY CLUB?
The issue of late payment of assessment and maintenance fee raised by your club boy Mr. Calio is yet another desperate childish attempt in create smoke screen. Mr. Calio should tell us why he is exempted from penalty for late payments and where these monies have gone?
Instead of this tedious job, perhaps Mr. Calio could spend lesser effort in helping you to tell us how much a square foot of the tile and brick has cost us.
Information censorship by removing flyers out of resident boxes is wrong and in contrary to our county’s constitution. This behavior is illegal and must stop.
You and Mr. La Marr and Mr. Pohan should resign before your damage to our building and our assets mount up and become irreversible. Already share holders are planning to move for a law suit against you and your Board
