Presentation by Cyrus Ardehali at the meet the candidate meeting 7.30 pm. 2/1/2007 I am Cyrus your neighbor and resident of Playa Del Sol. With
your VOTE I intend to win in the coming election and make the followings
changes at Playa Del Sol: 1- Create transparent accounting for the owners of 2- Minimize special assessment fees and make available the
review of all contracts. 3- Reduce the maintenance fees while uplifting the
services for the residents. 4- Bring law and order together with checks and balances
in the operations of the board of directors. There was approximately $2,600,000 in 2006 for the special
assessment and there are NO clear reasons, records or justifications for this
money. Records I have received shows over $204,390 was used to take our
planters loaded with mature exotic plants and replace them with new planters
and in the process all the old beautiful plants were destroyed. What crazy bunch of people spend the hard earned money of
people and retired money of his neighbor to destroy the beautiful mature
plants? The record they have provided so far shows over $122,810 was
used for Remodeling of the pool.. We only see the pool retiled!! No one knows how much a square foot of tile and brick has cost
us. Are they made of Gold? Silver? or Clay? Maybe our BOARD of DIRECTORS are embarrassed to tell us
how much of our money THEY have wasted and SIGNED AWAY! Pocketing money belonging to your neighbors who are mostly
on retirement budget or neighbors resident of other States, who come here to
relax and share in the up keep of this building is BAD. It is WORSE to SIGN THE MONEY TO THIRD PARTIES AND DESTROY
OUR PROPERTY THROUGH LACK OF EXPERTISE AND KNOWLEDGE. The poor quality and workmanship of tiles around the pool area
is the best evidence. These are just few samples for you to see how your money is
P…... down the Ocean for you. You can take control; you can make the necessary changes. Change
it the Prove you are in
charge and you expect nothing but excellence and integrity. Our BOARD of DIRECTORS besides acting like a bunch of youths
running their FRATERNITY CLUB has also set up a FUND RAISING organization, and
all of it at our cost. They only talk about MONEY and never about QUALITY. They ask us to pay by calling it BEAUTIFICATION! But do not give us any details! For the 2007 budget they have included a Generator @ $150,000: for our elevators. But never told us the
power and specifications. New Roof @$770,000. They don’t tell us the definition of new
roof and how long it will take to install the new roof. Are we going to have
same CHAOS AND POOR QUALTY as the BEAUTIFICATION? ARE YOU WILLING TO ALLOW THEM TO WORK ON YOUR ROOF OR YOUR
ELEVATORS? The document Mr. Leeds has made available the new roof contract
amount of $672,938, we also have certain amount in our cash reserve. Where did
they get $770,000 dollars inflated amount from? Where did the reserve money go?
Did it disappear? Bids are normally granted to companies who have sufficient
manpower, equipment and knowledge of completing the job in a reasonable period
of time. Not to some one who relies on sub-contractors standing with small crew
or no crew at all. Nor to contractors who pick up some cheap inexperienced emigrant workers in order
to do part of their sub-contract obligation, a little piece at the time! May be these are some of the reasons it took a year to repair
our pool, and the work is still incomplete! May be some day in some future days our $2,600,000 repair and
beautification will be complete? Only you can change this by your VOTE for the right candidate. Our Board of Director as our President wrote to me we are
working hard. Walk around in a figure-8 in the pretense of working which can
only result in exhaustion, at the end of the day they find themselves where
they have started! This happens when people in charge do not have adequate
knowledge and sufficient experience for the job they have undertaken. None of our BOARD MEMBERS has the necessary qualifications in
engineering and construction. Their Resumes clearly indicate these facts. In addition none of our BOARD MEMBERS has handled $2,600,000 of
tax free money in a single year through their life time. They lack all the
necessary qualifications to manage the work and our money. It is time for you to
make the change and VOTE for the right person How tolerant are we expected to be to watch the destruction of
our building and the use of our money by a people who have NO knowledge of
construction? If you VOTE for me, I will bring my 30 years of engineering
expertise handing projects as little as $80,000 (construction of pool in my
backyard) to $600,000,000 (complete Satellite Project) at NO CHARGE to the
BOARD of DIRECTORS of Playa Del Sol. My normal fee of consultation to my
clients is $300 to $500 per hour. The wealth of my expertise and knowledge will assist the new
Board of Directors to select more qualified and reliable suppliers at lower
cost and will reduce the heavy assessment we are paying every year. I will put an end to
contractor mediocre work and over charging. During the past few years our maintenance fee has gone up more
than the A correct management of manpower and job assignment will not
only reduce the maintenance fee, but will bring you extra services that
currently are not available. It is the place where some of us have chosen to RETIRE and
others have chosen to have FUN, SUN and the OCEAN. We welcome those neighbors from other States who made the
Playa Del Sol their second home and share the cost of up-keep with us. The present Board of Directors in Playa Del Sol has proven to
have NO DIGNITY and NO INTEGRITY which is the essential ingredients for a community
with 370 member share holders. They behave similar to KIDS RUNNING A COLLEGE
FRATERNITY CLUB. It does not represent the status of the people living here nor
the American standards for good living. The Board is poorly managed, often clearly polarized between the
residents and Board members not considering that the Board is NOT the BOSS but
is elected by the residents to resolve the daily problems with minimum expense
and to create a better and more enjoyable living environments. It is similar to
operation of AL CAPONE running parts of city of The Board is also POLARIZED from within, with a 5 member clique
verses the 2 other members. The records of the Board clearly indicates such a
childish operation. There is NO integrity or dignity in our BOARD when the records
and minutes of the meeting are changed and modified at will. Should this happen
in any American Cooperation Board of Directors, all the members of Board of
Directors would be fired immediately if not put in jail. In the 1/16/07 Board of Director meeting this Fraud and lack of
integrity was demonstrated and proven by one of the current Board Members. Intimidation and bringing up Section 718 in an improper manner
are tools used by our BOARD of DIRECTORS against our residents. Does the BOARD of
DIRECTORS of The Board of Directors is so busy doing their things that they
do not realize that out of quorum and diversion from the By-Laws of Articles of
Incorporation will remove any and all immunities we have granted to them. They
become individually and as group accountable, responsible and liable for their
wrongdoing. Each of us or a group of us can file lawsuits for our damages and
illegal assessments they are collecting. The assessment collected in 2006 had only 132 votes. It
should have had 186 to be legal as stated in our By-Laws. Board of Director gracefully admitted the 132 insufficient
votes the response they made to my questioner. You find a copy in your election
package labeled as RESPONSE TO CYRUS ACCUSATIONS. It appears they have difficulties to answer my question: HOW MUCH
DO YOU REALLY WANT TO KEEP THESE PEOPLE TO WORK FOR YOU? People are speaking and signing the RECALL forms. My best
advise to Mr. Leeds and MR. Pohan is, to RESIGN with dignity and let others who
are qualified to undertake the completion of the unfinished work and clean up
the mess you have created Board of Directors of
